Commercial Mechanical Permits

For commercial projects, a separate permit is need for mechanical projects

If you are operating your business in a commercial structure or at a commercial use site, the property owners may purchase mechanical permits and perform the work themselves

Outdoor air conditioner units, generators, kilns, heat pumps, pool heaters and other mechanical equipment installed within the City of Portland are not allowed to be located within required zoning setbacks. For more information contact Planning and Zoning staff at (503) 823-7526.

Hiring a contractor

All contractors working in the state of Oregon must be licensed by Oregon’s Construction Contractors Board (CCB). The CCB requires licensed contractors to provide their license number on all of their company materials. The CCB maintains records on licensed contractors and about any claims filed against them. Some of the fees for your mechanical permit are based on the scope of work you are doing. The individual fees are listed on the Mechanical permit application.

Applying For My Permit

Mechanical permits requiring plan review will generally be issued within ten working days.
Mechanical permits without plan review are usually issued the same or the following day after receipt of the application. A copy of the issued permit will be mailed to you.

Submittal Requirements

Rooftop Unit Minimum Submittal Standards: This handout describes the information that must be submitted to add one or more rooftop units to an existing building.

Plan Review Process

Plans are always reviewed by the Mechanical Plans Examiner, Life Safety Reviewers and the Fire Plans Examiner
If the addition of equipment weighting over 400 pounds is part of the scope of work, a structural plans examiner will review the structural capacity of the existing structure

Inspections

Depending on the scope and location of your project, your plans may also need a planning & zoning review.
