Early Assistance
 
The Land Use Services Division of the Bureau of Development Services offers several types of early assistance prior to submittal of a land use review application or permit. The Development Services Center is often the first point of contact for obtaining information. Land Use Planning staff are available on a first come-first serve basis to answer questions regarding all types of projects that are subject to zoning regulations, including fences, garages, small and large scale residential, commercial and industrial development, evironmental zones, land divisions, land use reviews and others. For projects that involve complex land use reviews, staff can refer you to other, more formal, forums of assistance that provide land use staff with an opportunity to do additional research and provide additional feedback. These types of further assistance are listed below.
Pre-Application Conferences
Pre-application conferences occur prior to submittal of a land use review to advise and inform applicants of the procedural and substantive requirements.
Design Advice Requests
Optional request for design advice from the Design Commission or Historic Landmarks Commission prior to submitting a Type III Design Review or Historic Resource Review.
Early Zoning Standards Review
Allows proposed projects or sites to be reviewed for compliance with the zoning code prior to applying for a building permit.
Early Assistance Appointments
Early Assistance Appointments aid the applicant in preparing a complete project proposal, inform them of the procedures and requirements of the city code, and identify policies or regulations that create opportunities or problems for the proposal.
